What RERA agent registration is
The Real Estate (Regulation and Development) Act, 2016 requires anyone who facilitates the sale or purchase of a unit in a registered project to be registered with the state Real Estate Regulatory Authority. Section 9 makes registration a precondition for practising; Section 10 sets out the agent's duties (no unregistered projects, no misleading representations, proper books of account); Section 62 sets the penalty for operating without registration at up to ₹10,000 per day, capped at 5% of the value of the unit.
Registration is issued by each state, valid in that state alone, and carries a registration number that must appear on every listing, brochure, advertisement and hoarding the agent publishes. Developers increasingly refuse to empanel channel partners without one, and several portals now ask for it at sign-up.
How to register, step by step
- Register on the state portal. Create a user account on the RERA portal of the state where you operate. Registration is per state, so a broker working across Mumbai and Pune needs one MahaRERA registration; one working in Gurugram and Noida needs HARERA and UP RERA separately.
- Fill Form G and upload documents. The agent application is Form G under most state rules. Upload the documents listed below, with photographs and PAN exactly matching the entity that will invoice the developer.
- Pay the fee. Fees differ by state and by whether you register as an individual or as a firm / company / LLP. Most portals take online payment; a few still issue a challan.
- Training and exam, where mandated. Maharashtra requires agents to complete MahaRERA's training and clear the certification exam (MahaRERA Agent Certificate of Competency). Several other states have started similar programmes. Check the state notification before applying.
- Receive the registration number. The authority issues a registration number, typically within 30 days, which must appear on every listing, brochure, hoarding and advertisement you publish.
- Renew before expiry. Registration is valid for 5 years. Apply for renewal at least 60 days before expiry; operating on a lapsed registration attracts a per-day penalty.

- Aadhaar card (and address proof of the place of business)
- Recent passport-size photograph
- Particulars of registration in any other state, if any
- Income tax returns for the last three financial years (or a declaration if not filed)
- Details of any criminal or civil case pending, if applicable
- Registration fee challan / online payment receipt
Firm, LLP or company
- PAN of the firm / company and of every partner or director
- Certificate of incorporation, partnership deed or LLP agreement
- Memorandum and Articles of Association, where applicable
- Photographs of all partners / directors
- Address proof of the registered office and every branch
- Income tax returns of the entity for the last three financial years
- Authorisation letter or board resolution naming the signatory
- Registration fee challan / online payment receipt

After you are registered
Keep the registration number on every piece of marketing, maintain a record of every transaction you facilitate, and never market an unregistered project: that is the single most common ground for revocation. Renewal is due every five years, and most authorities will not process a renewal on a lapsed registration without a penalty.
